What Is a Five-Point Roof Inspection Anyway?

If you didn’t already know Roof Medics has a free 5-point inspection that is offered to everyone we work with. I don’t know about you but the word “free” makes me want to pick up the phone, while the word inspection strikes fear into my soul. While I know that the inspection will cost me nothing there is the impending fear that after the inspection is done I will be left with a long list of problems that will cost hundreds or thousands of dollars to fix. Sound familiar?

Roof Medics 5-point inspection isn’t supposed to be scary. 

In fact, I like to compare the 5-point inspection to a yearly physical. It really is supposed to be a way that you can check up on the health of your building. In the end, you will be presented with a list of steps you can take in order to keep your roof healthy. This list is usually followed up with a conversation about what the roof technician highly recommends, but they will also explain the other options and the pros and cons of each. Wouldn’t you like to be proactive when it comes to your roof instead of playing catch up once a problem arises? 

I want to believe that the answer is yes.

A 5-point roof inspection with Roof Medics is a no-commitment meeting with one of our knowledgeable roof technicians. If you have any concerns, such as a leak, let them know and they will check for any damage inside of the building before they head on top of the roof. 
Once on the roof, the 5-point inspection makes sure that our technicians look at the following five aspects of the roof:

• Wall flashings
• Roofing Membrane Condition
• Sheet Metal Flashings
• Drains/Gutters/Scuppers
• Curb and Pipe Flashings

This comprehensive inspection makes sure that every aspect of your roof is inspected for any deficiencies. These deficiencies can be the result of bad weather, improper installation, and general wear and tear. Even the smallest of deficiencies can become big problems down the road. As one of our roof technicians likes to say “Even a pinhole will eventually drain a bathtub”. 

The good news about having a 5-point inspection done on your roof once, or even twice a year, is that you have the chance to catch deficiencies before they become a problem. After the 5-point roof inspection, you will be presented with all of the options that we can recommend. These options can include simple repairs that can sometimes be done right away, or they can include options such as restoration and in worst-case scenarios replacement.
